Home Inspections: What should you expect?

In Florida, especially in Parkland Florida and Coral Springs Florida it is expected that the all buyers are to conduct their inspections with in 15 days of the executed contract. The buyer needs to hire a licensed inspector in the county where the property is located.

Prices  for inspections of homes in Parkland, Coral Springs, and Boca Raton Florida, range from $355.00-$650.00 depending on:

  • the sq feet of the home
  • how many bedrooms
  • how many bathrooms
  • garages
  • pool or not

The general home inspection covers sprinklers, pool pump, heater, spa, central vac,  electrical outlets and windows, fans, fixtures, and plumbing. They will also inspect the roof to see if there are any leaks by going into the attic and they should go on top of the roof to see about broken or crack tiles. All the windows will be opened and shut as well to make sure they are in good working order.

The inspection will also cover the following :

The inspection takes anywhere from 1.5 hours to 5 hours depending on the home and how many other inspections you want. For example, do you want a Mold Inspection? Do you want a wind mitigation Inspection?  Sometimes, the home inspector will also say the item is working, but it will be at the end of its useful life in a few years. This is to help you understand that you should put some money aside for the future or get a warranty policy.
