Heron Preserve is a condominium complex within the Heron Bay community but is actually a part of Coral Springs. If you’re looking for a low maintenance luxury townhouse or condominium, Heron Preserve is excellent. This is an exclusive 84 residents townhouse community located next to Heron Bay. Each unit offers superior upgrades, ceramic flooring, updated wood cabinetry, granite countertops with full backsplash, and impact-resistant windows and doors. All of these condominiums/townhouses were built around 2007.

These two and three-bedroom two-story townhomes feature either two or three-car garages in sizes up to 2500 ft.². Prices typically run between $320,000 and $410,000 with monthly homeowner or condo association fees and dues of about $385 per month. (Please check with current listings on exact fees as these may change over time. Association fees cover common area maintenance, landscaping, lawn maintenance, pool service, access to recreational facilities, roof repairs, and security. Nearly every home has a balcony or patio with an open porch and courtyard area.

Residents with students are assigned to the Broward County public school district and are assigned to the Park Trails elementary school or the Heron Heights elementary school, both about 1 1/2 miles from the Heron Preserve. Students are also assigned to the Westglades middle school and the Stoneman Douglas high school less than a mile away. Several students may also be ported to the Riverglades elementary school, but this school is about 4 miles from the entrance to Heron Preserve.

Shops, restaurants, markets and more are all within about five minutes from this community. Heron Preserves receives a walk score of 40 as it is primarily a car-dependent community. It offers minimal transit and is somewhat bikable.
